What are your services and what is your service area?

For homeowners and for architects, we specialize in whole house remodels, additions, kitchens, master bedroom suites, attics and basements, as well as bathrooms. Historical renovations and custom homes are focused capabilities, too. Our service is metro west Boston, including Dover, Medfield, Needham, Sherborn, Walpole, Wellesley, and Westwood. Occasionally we do projects in other surrounding towns.

If you are a homeowner, our approach will have you working with a team comprised of a designer, production manager and professional builders. If you are an architect, or a homeowner that already has detailed plans, your team will work with you to the completion of your project. How does the Mitchell Construction process for designing and building work?

The first step is an initial meeting at your home or our office to discuss your dreams, ideas, wants and needs. We will then sign a Design Agreement to work together to scope and cost the project within your budget. The next step is Preliminary Design, which includes drawings, a walk-through by various trade contractors and a presentation of the plans to the homeowner. Once the plans are approved, we will move into the final phase of design, Construction Documentation. This stage includes the completion of final plans, written specifications and a signed comprehensive written proposal including a firm price and start to completion dates for construction. Will Mitchell Construction work with us if we have our own architect?

Yes, we are happy to work with you and your architect. Our team approach can add value in the planning process at any stage. Yet, hiring us in the early stages can enable your designer or architect to benefit from a remodeler's insight throughout the entire planning process.

Will Mitchell Construction complete my project on time?

Mitchell Construction has proven management techniques that keep our jobs on time. We use Microsoft Project to schedule each day's tasks for your project and a copy of the schedule is posted for your review on our website in your password protected "My Project". The Project Manager will review the schedule with you weekly to keep you informed of any changes and prepare you for what will come next. Although most of our projects are completed on time, changes to the scope of work (Change Orders) and weather can impact the timeliness of your project.

Can you help with the design, plans, and permits for my job?

Yes. Our own expert designers have the talent and skill to work with you, whatever the type of design you desire, and whatever the project, from whole house remodels, additions, master bedroom suites, to kitchen and bath remodels. Included in our services are the development of plans and working through the permitting process.

What if we already have own architect and/or interior designer? Can you still work with us?

Yes, and we frequently do partner with architects and designers. They know that we are quality builders, and you’ll value our process specifically for these arrangements. In partnership your designer and you, we ensure that the plans are build-able, we control costs, and our project delivery system provides a smooth running building phase.

Estimating

Do you competitively bid jobs?

Instead of bidding for your job we partner with you, which is more to your advantage for a number of reasons. Detailed estimating on a clearly defined project is more accurate than a bidding on speculation. This leads to your confidence in knowing what the real costs will be. Our process, which does include a negotiated contract, ensures that build-able plans are identified early on, cost controls are put in place, fine design and all the materials and products you want are available through us, and that you have a strong relationship—built on value and trust—with the company before we start working together.

What is the "negotiated" contract process?

A "negotiated" contract means that from the start, we partner with you to fully define and develop your project. If the expertise of an architect or designer is needed for your project, we provide those services, or work with your architect or the specialist of your choice. First, we will have a preliminary telephone conversation, and then make an appointment to thoroughly discuss the project, the full scope of work and the time frame. (There is no cost for this meeting, and no commitment is assumed.) Together, we’ll consider the degree to which we are good match for each other and if we decide to partner on this project, we proceed with the pre-construction process and related services.

What are "pre-construction" services?

These are services we provide during the design phase, which includes design, estimates and schedules, suggestions with regard to materials and subcontractors, construction detail consultation, and more. When we are the builder of your project, the only cost associated with these services is for design.

Will I get the best price with Mitchell Construction Group?

Although the price will not likely be the lowest, you will get a better value with us. We partner with you to combine your priorities and desires with our expertise in design, craftsmanship, and with our project management system, which controls costs without sacrificing quality.

What type of contract do you use?

We use a comprehensive contract that includes all of the necessary state and federally required forms (i.e. Notice to Owner, Cancellation Notice, Lead Notice, etc.). The terminology and language is clear, and it is based on our 20-plus years of experience and being devoted to the finest customer service you’ll find in any company.

How do you determine the price for my project?

At Mitchell Construction we do our homework before the job proposal is signed to avoid having to revise the budget later. There is no shortcut in estimating the costs of a project. Only a thorough 'stick and brick' spreadsheet method, which includes all costs from permitting through final cleaning, will work. In addition, we will do a walk-through with trade contractors to get fixed pricing to be included in the final estimate. Finally, our extensive experience with past projects will be used for comparison with the estimated costs for your project.

5) How do you ensure the project will stay on budget?

Mitchell Construction works on a fixed price basis; the price stated in the Contract Agreement is the final price unless Change Orders are agreed on by the both Mitchell Construction and the homeowner.

Change Orders: Are they needed?

Yes. Keeping track of Change Orders is very important, especially if you want to avoid "surprise" costs at the end of the job. At Mitchell Construction, we make sure the Change Order specifies the change, reflects the original cost of the job, and, most importantly, reflects any additional charges owed or credits due as a result of the change to the original contract.

7) Will someone from Mitchell Construction be on my jobsite each day?

A Project Manager from Mitchell Construction is typically on site each day from project start to finish. Our Project Managers are there to insure quality, monitor trade contractors, answer questions, resolve issues as they arise, and to keep you informed about the progress of the project.

9) Does Mitchell Construction perform the work?

We have developed a team of trade craftsmen including master carpenters, licensed plumbers, heat and air conditioning mechanics, electricians, drywall installers, cabinet makers, painters, and flooring installers who perform the work for our customers. The Project Manager monitors the work being performed on a daily basis and also inspects all completed work before granting final approval.

10) Do you have several projects going on at the same time?

Yes, we typically have 3 or 4 projects underway simultaneously. This allows us to maintain a production schedule which flows from one project to the next and keeps our subcontractors loyal to our projects.

Other

Will there be a mess during construction? Will I have to clean up?

While construction is messy and a disruption to your family, we try to minimize that inconvenience as much as possible. All of our contracts include:

  • Dust protection, as needed for the project.
  • Daily pick up of the site.
  • Debris removal.
  • Final clean up! No windows to clean, floors to vacuum, or mess to deal with. All you have to do is move in!

We strive to maintain safe, clean and respectful worksites. It is part of our commitment to you and also a priority that we monitor on a daily basis on every site. If there are issues of etiquette on our job site that are a concern to you, or that you feel we could improve on, we welcome and desire your input.
